PROMOTION TERMS AND CONDITIONS
1. Promotion Period
1.1 The 584 Worcester Street promotions described in these terms and conditions (together, the “Promotions”) are available from the date these terms are first published until 30 September 2026 (the “Promotion Period”), unless withdrawn earlier or all stock allocated to the Promotions is sold.
2. Promotions
2.1 During the Promotion Period, eligible purchasers of selected residential properties at 584 Worcester Street, Linwood, Christchurch may qualify for one of the following Promotions:
(a) Investor Rental Guarantee Promotion: a five-year rental guarantee, with a 6% gross annualised rental yield guaranteed for the first two years; or
(b) First-Home Buyer and Owner-Occupier Cashback Promotion: a $10,000 cashback.
2.2 The Promotion for which a purchaser may qualify is determined by the purchaser’s intended use of the Property:
(a) a purchaser acquiring the Property as a residential investment property intended to be occupied by tenants may qualify for the Investor Rental Guarantee Promotion; and
(b) a first-home buyer or other owner-occupier acquiring the Property with the genuine intention of occupying it as their principal place of residence may qualify for the First-Home Buyer and Owner-Occupier Cashback Promotion.
2.3 A purchaser may qualify for only one Promotion and cannot receive or combine the benefits of both Promotions.
3. Eligible Properties
3.1 The Promotions apply only to selected residential properties at 584 Worcester Street, Linwood, Christchurch designated by Wolfbrook as qualifying for a Promotion (each an “Eligible Property”).
3.2 The Promotions are subject to availability and do not apply to any other Wolfbrook development, property or stock unless expressly confirmed in writing by Wolfbrook.
4. General Eligibility
4.1 To qualify for a Promotion, the purchaser must:
(a) enter into a new Agreement for Sale and Purchase (“SPA”) for an Eligible Property during the Promotion Period;
(b) have the applicable Promotion expressly recorded in the SPA or in a written variation signed by the parties;
(c) confirm satisfaction of all purchaser conditions under the SPA that are for the purchaser’s sole benefit;
(d) acquire the Eligible Property for the use applicable to the relevant Promotion under clause 2.2; and
(e) enter into and comply with the documents applicable to the relevant Promotion.
4.2 If the SPA is cancelled, terminated or does not settle, the purchaser’s entitlement to any Promotion benefit will be determined in accordance with the SPA and the documents applicable to that Promotion.
5. Investor Rental Guarantee Promotion
5.1 The Investor Rental Guarantee Promotion is conditional on the purchaser entering into:
(a) a Rental Guarantee Deed with Wolfbrook Residential Limited (the “Deed”); and
(b) a Property Management Agreement with Wolfbrook Property Management Limited, at the times required under those documents.
5.2 Subject to the Deed and Property Management Agreement, the rental guarantee will apply for five years, with a guaranteed rental amount calculated to provide a 6% gross annualised rental yield on the purchase price of the Eligible Property for the first two years.
5.3 The guaranteed rental amount for the remainder of the five-year period and all other terms of the rental guarantee are governed by the Deed and Property Management Agreement.
5.4 The 6% yield is a gross annualised rental yield calculated before property management fees, GST, rates, insurance, maintenance, body corporate levies and other ownership costs.
5.5 If there is any inconsistency between these terms and conditions and the Deed or Property Management Agreement in relation to the Investor Rental Guarantee Promotion, the Deed and Property Management Agreement prevail.
6. First-Home Buyer and Owner-Occupier Cashback Promotion
6.1 The First-Home Buyer and Owner-Occupier Cashback Promotion is conditional on the purchaser entering into and complying with Wolfbrook’s Collateral Contract to Agreement for Sale and Purchase of Real Estate (the “Collateral Contract”).
6.2 Subject to the Collateral Contract, an eligible purchaser will receive a cashback of $10,000.
6.3 The payment, application, cancellation and repayment of the cashback, and all other terms applying to it, are governed by the Collateral Contract.
6.4 The purchaser must disclose the cashback and the Collateral Contract to its lender and obtain any lender consent or approval that may be required.
6.5 If there is any inconsistency between these terms and conditions and the Collateral Contract in relation to the First-Home Buyer and Owner-Occupier Cashback Promotion, the Collateral Contract prevails.
7. Additional Information
7.1 The Promotions:
(a) apply only to new SPAs entered into during the Promotion Period;
(b) are limited to Eligible Properties and are subject to availability; and
(c) cannot be combined with any other Wolfbrook promotion, rebate, cashback, discount or incentive unless expressly agreed in writing by Wolfbrook.
7.2 Marketing material is indicative only and does not constitute a contractual offer. The SPA and the documents applicable to the relevant Promotion govern the transaction.
7.3 Wolfbrook reserves the right to amend, suspend, extend or withdraw either Promotion at any time before entering into a binding SPA that records that Promotion. Any amendment, suspension or withdrawal will not affect an SPA already entered into that records the applicable Promotion, unless required by law.
8. Privacy
8.1 If a purchaser participates in a Promotion, Wolfbrook will collect, use and hold the purchaser’s personal information in accordance with the Wolfbrook Privacy Policy available at wolfbrook.co.nz/privacy-policy.
